Primary Services

Pre-Design

During our initial meeting we will gather information about your project including your goals, budget, and time frame. From the information gathered we will prepare a written proposal including the scope of our services, our fees, and a preliminary project schedule all for your review and approval.

Site Analysis

Upon approval of the written proposal we will schedule a site visit to gather information about the location for your project. Depending on the specifics of your project this might include; solar orientation, prevailing wind direction, slopes, trees, car and pedestrian access & circulation on the site, existing structures, etc. In the case of a tenant improvement we will gather detailed information about the area of work within the existing building.

Programming and Schematic Design

We will meet with you to develop a project program laying out the design goals and requirements. With the information gathered from the site visit we will build a computer model of the existing conditions at the site or area of work. We will then apply the requirements’ to the computer model to arrive at a schematic design for your review, comment, and approval.

Design Development

After your review and approval of the Schematic Design we will determine the Zoning & Building Code requirements applicable to your project. We will then revise the schematic design per the code the requirements and your comments. The final design will be presented to you for your review and approval.

Construction Documents

Upon approval of the final design we will prepare Construction Documents including Civil, Architectural, Structural, Plumbing, Mechanical, and Electrical drawings and specifications for permit issuance, bidding, and construction.

Bidding & Permitting

We will coordinate the Building Permit Review with the local jurisdiction to obtain all required permits as soon as possible. Simultaneously we will assist you in obtaining & reviewing fair and complete bids from interested contractors.

Construction Administration

During construction we will review the work of the contractor to insure compliance with the approved construction documents. At the end of the construction we will assist you and your contractor through the final commissioning and close of the construction.
